Heres another one of the backyard of the three houses in Montecito.

On the other side of Woodbury, this is a photo of Sonoma. It looks like it is in the closest stage of completion out of the new developments in Woodbury. It is cady-corner facing the park to the now defunct Cal Pac Andalusia.

Imagine those 3 homes mirrored on the other side of the driveway. I think this photo would not be possible once the project is built out.

Not only does it not have a front yard those driveways look very short. Can you even fit a Mini on your drive way?



Yes very true about the homes on the other side. It will make the area very compact looking.

Where is Ivywood? how much is Plan1 Ivywood selling at now?

The Plan 1 at Coronado is almost identical in size the Plan 1 Cal Pac Ivywood we lease. After reviewing these new floorplans in Woodbury/WE, now more than ever we are emboldened to wait it out and try to either buy the house we are in now or a twin brother of it in either Ivywood or Alder Creek (NP Square). As long as I feel there is hope that our 8 year old *true* SFR will fall back into the mid-$5's or so (its probably in the low-mid $6's right now), we will wait. Just can't reconcile the motorcourts or the exorbitant HOA/Mello Roos just to own new. For the price of one years mello roos in Woodbury East, you can make some pretty nice upgrades to bring current an existing home.</blockquote>

I was asking myself the same thing, if you get a couple of inches away from the garage door you may be able to fit a regular car in the driveway. I bet the back end of cars will be blocking a portion of the main shared driveway. I wonder if the HOA will enforce "no parking in the driveway".



We liked the plan 3 of these homes but after looking at the pic's it seems like the homes will be a lot closer to each other than i thought, the side neighbors i expected to be close, just like most of irvine, but i did not think the neighbors across the street would be that close.
 
I am a bit confused. I know the renderings are preliminary, but-



I really like Coronado's Plan 1. Why? For a smallish house, it accomplishes a few nice things:



Downstairs living area/kitchen is nice and open (I know, not a lot to work with anyway)

Large Master Bath with separate tub/shower

Bedrooms don't share any walls. Laundry room is upstairs and is between the secondaries, and the master is across the hall



Here's what I don't get though... The rendering suggests a different floorplan. It looks like it'd be more like one of those CalPac detached condos. From the floorplan however, it looks like a more traditional garage/front door in front elevation.

yes these homes are well designed from the inside, but the outside is completely different story. I'm very dissapointed with the spacing of the homes as well as lack of driveway and front yard.
 
The back of cookie cutter houses often is a 2 story brutality and totally lack character. From the Montecito photos the single story roofs present well to the exterior community boundary. It is a very good effort.



It is all about trade off. Gaining a good back yard but having a horrible front door experience off a congested motorcourt with 12 car garages.



I have been preaching about garages for over 2 years and even IHO knows it is sinfully ugly to look at across a wide street. The garages are at your face in a tight motorcourt and certainly not a nice experience for visitors to walk up the motorcourt looking for the front door.



Brookfield is the best when merchandising the space. Buyers would be so seduced and totally forgot about the outside.



The detached condo set up is a site plan for high density yielding smaller detached home. It was introduced as an alternative to attached townhomes. A home with steroid footage on a detached condo style site paln configuration has not been tested in the marketplace yet.



Wisdom tells me that shoppers don't go looking for 3,000sf condo/townhome or an 8 cylinder turbo Hyundai. I don't know and I might be wrong.



It is a big risk and with all that research done on the inside but what about the outside?



Absorption will have to rely on price. If it is priced right and cheap and the homes will sell regardless of hardship.

I was telling my wife about this exact same thing. I was complaining about the lack of space around the front of the house but that once we got inside that we would just forget about the front exterior.
 
Montecito could be denser. Brookfield can pull a "Paloma Plan 1" scheme where they went and fixed the one story plan with a second floor over the garage. In Plan 1 of Montecito: You could totally add +/-600 above the garage/ den area. Call it the Master Bedroom 2 option or the Super Game Room. Montecito Plan 1 would end up being nearly 2900sf. Plus Plan 1 is on the outer zone of the 6 home cluster. Bada-bing: More dibs on the street parking which justifies the added space. Has anyone thought about this? BK?
 
Guest parking in Montecito is going to be a nightmare as I assume you won't be able to park in the shared driveway/mini-street. At least alley-way plans have the frontage of the home to park at but if you've ever been to the neighborhood just north of Tustin Fields (forgot the name) where it's all alley-way, street parking is so hard to find. I imagine all the Carmel owners are going to see a lot of Montecito guests parked in front of their homes.

The driveway standard in Irvine can not be in between 8'-18". Looking at the photos the driveway is 8' deep. It is perfect for the middle plan across the motorcourt to use as a back up area. I would landscape the lots across the motorcourt to make the model walk more pleasant and hide the vacant lots from view of the buyers.

Is it an optical illusion? The single story at the back is very close to the rear yard wall. Then where are the yards? Can the Woodbury Paparazzi verify the approximate distance from the back of the house to the block wall shown in the photo?

I am very sensitive regarding houses with a single story close to the rear of a block wall. I lived in 2 houses like that in Westminster and Highland park. Both places were burglarized. I posted my robbery and burglary experience many posts ago and described the environmental condition extensively. Homes along neighborhood perimeter have a higher probability of burglary. Thieves climb over the back wall and leap to the lower roof and gained entry to the second floor windows left opened for ventilation. The burglar even left his dump in my toilet. Back then before DNA I did not keep a sample.



The closest distance to the lower roof is from the side property wall usually 5? or less. Trash and recycling cans should be stored in the garage instead of in the yard because they are the most common platform thieves used to climb to the single story roof.



In Irvine there is no such thing as crime so there is really nothing to worry about.

I'd guess 10 feet from property line to exterior wall.
