WTF Quail Hill sale

Did anyone notice the sale of 107 Capeberry?

Most of the comparable sales in this Warmington tract of Quail Hill have been at $400/sq ft or below, which is a decent present price compared to the rest of the neighborhoods in Quail Hill, and quite a drop from the listing prices.  But this one closed at $1,245,000 or $461/sq ft, which seems to me overpriced at least $150,000.  This, for the smallest floorplan in the tract.  I recently drove by the neighborhood and saw that the selling realtor plastered flyers trumpeting the sale on all the homes in the tract.  And then two more homes closed later this month:

Both right around the $400/sq ft point.  107 Capeberry does have nicer hardscape, not sure how much that is worth.  Perhaps buyers at this price point aren't really bothered by comparable sales and current market prices.

Either way, this part of Quail Hill sure seems a lot more attractive at the current price points (other than 107 Capeberry) than any new home in Laguna Altura.

 
I thought 121 Bottlebrush was poorly marketed.

If they really wanted to sell at $1.15m, they should not have listed at $1.37m and then accept an offer that was $220k less within 3 weeks. Some real buyer may not have looked at the property or written an offer that low.
