Hi Everyone,

Would love to get advice on Portola Springs - Cariz Res 5.

3 floors, 4BR, 3.5 BA, 1908 sft townhome
626,900 with a little upgrade. 

Would love to hear any insights on:
TriPointe Homes
Portola springs
It definitely has it's cons (i.e. 3 stories, close to 133, ...) but at $328.56/sq ft, being close to 2000 sq ft, is it a good deal?  Is there something else better?

Appreciate any constructive insights!  :)
 
Resale won't be great imo, but if you're ok with the cons then the price is great for the amount of space it comes with. What is the hoa?
 
I would hate living in this particular Enclave of Portola Springs - being so close to Irvine Blvd but having to go all the way back to Portola and then down to Ridge Valley or up to Sand Canyon to actually get there.

Also - I would avoid this style of home for this price range.

$400k: 3 story building is OK - but the entire living space should be on one floor, preferably on the first floor
$500-600k: Attached is OK, but should be a duplex (only two units per building)
$700-800k: Condo is OK, but must be detached. $800k should include a driveway
$900k+: SFR only

We saw the models and liked it a lot.  At under 350 a square foot its an awesome price.  2000 square feet is also great for a home.  We chose not to because:

1.  view of 133 fwy
2.  3 stories (tried it before)
3.  the plan we wanted had a waiting list/sold out

Nothing against the other Irvinians living in more desirable neighborhoods of woodbury/turtle rock etc, but for anyone entering IR real estate for the first time and to hear so much heavy criticism about PS and all of its condo's is quite depressing. IR is an international hub with ethnicities from all over the world (majority being Asian/Whites/Indians), so it would have been nicer to not hear so many complaints, whining on new constructions.

I am not sure how many folks here living in other prestigious locations of IR are NOT living in stucco boxes i.e. condos? Apparently all are (exceptions do apply to million dollar homes etc), as it happens with any city, IR seems to be in a marathonic new construction mode and PS like other areas will be built and perhaps run out of space by 2020.
