Would Irvine home sales have been so good without the 2010 NHC?

This is a question I ponder frequently. What do you think? Would we have been looking at very low resale inventory levels in 2010 without the new homes?

I would have.  I was buying a house regardless, and stumbled onto and purchased 2010 NHC.

If there really would have been 50 offers on resales, we'd be back to bubble activity.

I posed this similar question to Larry.

He said that there demand was not high in Irvine because sales volume was low. I asked him if he included new home sales in that figure.

Yes, I got outbid on several houses that were worth buying.  The short sales never went anywhere.
When I had a chance to buy 2010 NHC for less than resale, I went for it.
