Funny you should post this...I was just getting ready to do a thread on this. Two large condo project in the Hollywood Area just went from "For Sale" to "For Lease" during this last week.

The entire platinum triangle by Angel Stadium will be converted to for lease (fancy word for rent. Stadium Loft was auctioned at nearly 40% off the intended price.) No one is renting so the landlord is offering $5,000 move in incentive.



Bad news for Monrovia, Larchment, Universal, and Platinum Triangle.



Who ever that did the marketing photo for Universal is up for huge liability. It is illegal by code to have work space in the same space where the car is parked. Different occupancies can't be mixed. Gas fume and Carbon Monoxide are good ways to end the lease and the occupants.

Or may be this unit is a studio with no bedroom so the owner sleep or "Ten magnets" in the backseat of the vehicle.
 
I was thinking that about the car....but then thought maybe the "work space" was someone who was supposed to be a car designer or something like that. Doesn't there have to be a fire wall in between live/work space and the garage?

my sister just leased a "no ones buying at these prices condo" in miami. they have some type of rent-to-buy program as well. she has a 2/2 and is paying $1900/mo. with a nice ocean view.

I have seen it. Marketing people painted a mirage. Yes there need to be a fire rated wall between different occupancies. Do you remember a show called Vegas with the late Robert Ulrich (Dan Tanner) He parked his car in the place of his office/home. Other people began to copy him without city's approval. It is dangerous and do not try it.



What do you think of the project across the street from the Pantages? Do you like that project at Sunset and Vine where the Borders Book is?

Along the A101 Colin corridor there were over ten thousand units being built or converted several years ago. They are all about to hit the market when the Florida Market crashed the hardest. Florida market is a sister to California with too many similarities.

You mean the new W Hotel ? It looks like there are also two separate condo projects there as well, but I can't tell much about them other than looking at the billboard/ad sign rendering.

We are constantly getting calls for vandals and homeless in the open courtyard at Border's during the wee hours...that was a bad call. I haven't been inside so I have no comment... the outside looks a little vanilla. It is in an excellent location though....club noise will suck though, after hours club just North on Vine goes until 5:00 am.



I like these, but the loc is horrible (for now....) It's walking distance to H&H;.....could be a potential goldmine....in about 10 years.

Here's another one in HWD that is going to flop <a href="http://www.redfin.com/CA/HOLLYWOOD/1633-N-La-Brea-90028/unit-328-E2/home/12478926">Madrone</a> Interesting (or not) tidbit. Look at the Google street view pic. See that little liquor store? That's Limelight Liquors and the owner was shot and killed in a robbery in there last year.

bk, take note....open courtyard areas in HWD are going to be loaded with crazy people and the homeless. See these stairs leading from the sidewalk into Madrone ? Guaranteed they will be urine soaked constantly, ppl will be sleeping on the stairs and landing. They need to fence this thing off right at the sidewalk.

Architects have never slept on the street and do not know the street life. I made friends with street people during the late 70's and early 80's. Lifestyle on the street will never change. Designers and architects can only mask the symtoms during the day but the traces and evidents like you mentioned will be a problem at night.



The area of Thai Town and the neighborhood across the street from Home Depot had the highest crime density in LA City.



Are the working girls driven out of Hollywood or the operation went underground (internet)? Are homeowners concerned with girls doing tricks in front of their home and possibly depreciate property value? Or It is not a concern for the buyers.
 
The "girls" and um...."boys dressed like girls" are out in force still. The internet has helped tremendously, but pimps don't like the internet. They are more so concentrated near Santa Monica Blvd... and La Brea at about 5:00 am is a sight to see !



We've moved them off of the Westside of Sunset for the most part....but there will still be a few random "walkers" during the weekend. I swear, it's just like TV. The pimps drive tricked out older caddies and dress in these outrageous outfits, and regularly kick the s*it out of the girls...who will never tell us who beat the crap out of them. Ah, love.



Buyers, for the most part, are ignorant of the boffing that goes on in cars parked in front of their houses. But when they do finally figure out why all the condoms are there in the AM, they raise holy hell with our Vice Unit to do something about it. It's kind of like a needle in a haystack. I've actually arrested a Rabbi for lewd acts....tell me I'm not going to hell.
 
trooper beat me to the punch :) most of the girls were guys in my old neighborhood and i'd occasionally find the random condom in the gutter. also saw a few "composing" themselves after the act in the wee hours of the morning.



as for the W development - the hotel and residences are one half of the development, the other half are supposed to be luxury apartments. i say supposed to be because last time i heard they wanted to cut back on some of the materials used. there was some opposition to this but i'd have to check back and see who won the battle.



edited to add: i thought the larchmont lofts were originally going for $1M? ahhh, i see they've updated their website as well.

Many decades ago I worked at the Beef Bowl at the corner of SM Blvd and Vine. During the 70's transgender had already invaded the blvd. I worked the grave yard shift and I saw everything.



Are the pimps pimping boys to dress like girls or the real girls are now pushed on to the dimly lit street of Santa Monica Blvd away from Sunset Blvd? I was involved during my college days getting kids off the streets. The outreach organization was on Edgemont south of Sunset.



I love the architecture at Crossroad and the Spanish courtyard building across the street from the church on Sunset. I still love Hollywierd.

They very well could have been last year...I only checked about 3 months ago when the project looked like it was finally nearing completion. There is a club right across the street that we had problems with. Not uncommon to have a shooting a month there. Last summer, 6 ppl were shot on Melrose right in front of the club (and in front of the lofts !) I always wondered how long it would take before a bullet went through a window. I've recently learned that the loft developers also now own that property, and have closed the club for good (why, to knock down and build more condos of course !) They are doing the EIR's right now....you'd think they would learn.



All in all, anything North of these lofts is a REALLY shady area. Plenty of gangsters on El Centro within 2 blocks.
 
My former Hollywierd resident, non IHB participating, lovely spouse thanks all participants on this thread for making her laugh.



In particular, the comments about the "girls" brought the response "You know, Sting writes songs about that subject" and then a huge laugh.

i'll second that! i lived on de longpre between gower and el centro and would go to the rite-aid in gower gulch. man, talk about a place.....something always going on in there. one of my favorites in the neighborhood was the guy who i swear has to 6.5 feet tall, dark hair, kind of mopish, makes absolutely no attempt to be feminine other than wearing a dress and some poorly applied makeup. watching him stamp and hoof around in pumps always made me giggle.

Yes Cat and the Fiddle. The outside stairs at the back leading up to an office used to be an architect's office back in the 20's.

Eddie Murphy since his arrest never got a big box ffice hit.



I am an observant individual Troop. There are a bunch of signs posted no turns between 11pm and 5 am between La Brea and Fairfax and that is usually where the problems are. West of Fairfax are too many clubs and restaurants and girls are not comfortable psychologically due to the well lit street. The terrain on the side streets are too steep for heels so the location is not ideal to hide from you because they know your headlights. The only thing that I can think of is to easily blend into the clubbing crowd but that would also make them hard to be spotted by potential Johns.



Going to the store or pretending going to the store is really important for the girls so the 7-11 I think on Gower by the Butterfield building where Hugh Grant was arrested seems to be the best place or the Liquor Store between Ralphs and LaBrea is another potential hang out. The stretch between LaBrea and Highland is getting revitalized with the Library and the huge shoe store are just too well lit and not a place of comfort and neither is Hollywood High across the street due to night school there.



The Stretch between Highland and Crossroad is a comfortable location because of the 7-11 store across the street from the church and the homeless sleeping on the church steps would not bother them as long they are across the street. The stretch between the Spanish Building and the Arc light theatre is a bad location with no store and too many club and theatre patrons. East of Vine is too dangerous and the girls are afraid of getting robbed. East of Western and along Western are possible location due to stores around there for refuge as well as hiding.

The "No Turns" signs work great....really, they aren't on that end of Sunset anymore. They're gone, except for the random one or two that have just left one of the strip clubs.
