Why does Irvine demand such a premium?

It's such a noisy city.  I really don't know what's worse.  The sound of gunfire or leaf blowers and lawnmowers.

There are many reasons why Irvine real estate is in demand.
Here are some:
Good School ratings, low crime rate, quality of life, shopping/ convenience, many food options.

In regards to the noise factor, majority of cities are noisy.
 
I don't know about that.  If there wasn't so much green space and trees then I think it would be so much more quiet.
 
I remember walking around Berkeley towards the more dumpy areas.  Most of the houses were filled with native landscaping / weeds in front.  There is no way you would hear lawn mowers and leaf blowers polluting the harmony of the neighborhood every single day.
 
There was always a home near campus that always had at least three Ferraris parked out front.. Never knew who owned it but all I knew is that the exterior of the home looked like crap

Wait..are you sure you're talking about Irvine, California.  Pretty sure any sounds of gunfire would result in the immediate shutdown by Irvine PD.

Also, Berkeley and Oakland are extremely loud.  I really have no idea what you are talking about. 

Finally, I am not really bothered by leaf blower and lawnmower sounds because I am  work during weekdays.
 
A bottle of water at Costco costs 15 cents and that same bottle of water at Disneyland is worth $3. The water did not taste better at Disneyland. Asians rarely are the customers. Now replace water with homes in Irvine or LV bags at SCP then you have prices inflated to what the products are worth.
 
Why don't you check out the prices of homes up in the Bay Area, you'll think that Irvine home prices are a bargain.
 
Irvine is definitely more expensive than the cities to the north (Tustin) and south (Lake Forest). Some reasons I can think of:

Lots of jobs - I moved to Irvine to be close to work. Many of my neighbors work in Irvine
Good schools - Irvine is known for great schools
Asians - They want to live in Irvine because of the great Asian community and they help bid the prices up
No bad neighborhoods - While this is arguable, the overall safety and beauty of Irvine were a big draw
Centrally located - 20min to the beach, 20min to Disneyland, 10min to work, 405, 5, 55, 133, 261, 241, etc. - offer a lot of options. A place like Ladera Ranch for instance is more isolated in OC

We both know that is a fact that Newport is nowhere near as heavily Asian as irvine.

First the asians drove out the whites in Irvine.  Now they're driving out the whites in Newport Beach.  Newport Beach is the next Irvine!

I so wanted to post this weekend.  The obnoxious tree trimming buzzers were going all day Saturday and even Sunday morning.

Well no wonder the number is so low.  It doesn't include people getting blowed up.

Good stats, though, if anything, it makes me glad I live in a small town as the crime rate is even lower.
