Why aren't sage kb homes of portola springs not selling?

I am very curious as to why the Sage kb homes of portola springs, Irvine are not selling? On the other hand baker ranch homes of Lake Forest are selling out so fast?
 
I don't know but if I had to guess. 2 reasons. 1) sage is KB. They have a bad rap whereas shea and toll brothers (baker ranch builders) are generally looked upon favorably. 2) while sage is technically Portola Springs, it doesn't have a great community feel. It's located on a sliver of land between the 133 and another non-portola springs community. All the homes are attached and detached condos. What's telling to me is - even TIC didn't want to build apartments here. They rather build apartments in "better" locations and instead sold off these parcels to 3rd party builders. On the flip side, all of baker ranch has a nice community feel.
 
Maybe because of Portola has high MR.  My 39 Splendor property is exactly the same as Sage, but in WBE and sold within days.

Not apples to apples. You listed an upgraded, landscaped home for $750,000. Sage II starts at $799k without upgrades, landscaping, etc.

Considering Portola Springs generally trades at a discount to Woodbury due to location (further from almost everything), Sage would sell like hot cakes if they lowered the price by $100k per home.
 
paperboy is correct.

Sage isn't selling because they are overpriced.

Maybe not by $100k but even $50k drop with some upgrades might see some traction.

No, buy Baker Ranch, Tustin Legacy, or Beacon Park instead.

It won't be the best in Irvine but much better than Lake Forest or Foothill Ranch.
 
I liked the Sage floorpans but felt that it had a middle of nowhere feel. Also, unlike the other new communities, it did not appear to have a school within walking distance. 
 
If it's this difficult to sell brand new, resell would be equally as hard...
That location would be great for retail space, walking distance instead of Woodbury serving everything around it

Retail is coming to the corner of Modjeska & Irvine
 
It's more like a zero interest homes.
The location is removed from the rest of PS, and doesn't cut through PP, but priced like its a normal or premium location. 

I'm sure it'll sell at some point, after all there are worse homes that sold

Is this still the plan?  If it is it will be great but for some reason I thought the retail center at this intersection was canceled.
