which community you like better, Portola Springs or Woodbury?

I prefer Woodbury and my husband prefer Portola Springs.

We are all interested in new community, but we can't agree on which new community we'll go for.

Understand...each community has its own advantages and disadvantages.

simply...we can't stop debating.... I understand it is all about personal preference, but just want to get some new perspectives from different neighbor.

What you guys think about these two communities?
 
Well, some areas in Portola Springs have a lovely view. Personally, I'd love to be albe to sit in my backyard and see the cityscape/lights, but considring my price range next year tops out at 500, I doubt i'll be able to swing a view. So I guess for me, at this time, its much more about the floorplan/house/price then it is the community. But, if I had twice the budget, i'd definitely go for portola springs.
 
I prefer Portola Springs. I like that it isn't totally flat like Woodbury. I also like the surroundings. I tend to go for the more rural part of irvine.
 
I like Woodbury... it has more of a total "suburban family package." Pools, tot-lots, a grade school, all within a short walking distance. It just seems so convenient. Portola didn't seem to have the "package" aspects that Woodbury does. Although I do appreciate the "away from the hustle-bustle" and "views" comments.
 
PS was supposed to have the "total suburban family package" too. The retail center, the community center, the multiple neighborhoods...all are on hold due to the bubble bursting.
 
The risk to PS is the unknown factor. Although Woodbury has not been completely builtout. but one can tell the feeling of the community good or bad. However, PS is just so new, and with the stalled development, you never know what it might turn out to be.

I remember when the same things were being said about Westpark, and Tustin Ranch in the mid-90s. I think we can all tell how those communities turned out. You may feel like the lone ranger for a while, but in the end... the master plan will all come together. Of course, you better get a good deal, otherwise all your future neighbors will have paid less than you.
 
We bought in Woodbury...here's why:

1. Closer to the rest of Irvine...not by much, but enough to make Portola Springs seem a bit "out there". That's not necessarily a bad thing, by the way...just not our cup of tea.

2. Woodbury is more "done" than Portola Springs. irvinesinglemom/irvine123 is right...amenities are a lot more attractive on the ground than they are on paper.

3. Lower (relatively) taxes and Mello-roos. Woodbury tax rate is 1.6%, versus 1.8% in Portola springs. In other words, we ge

4. Better floor plans. We really liked the Stonetree floor plans.

OCR - The Stonetree floor plans were our favorite in Woodbury as well. Good choice! Hope you have many years of health and happiness there.
 
Don't like Woodbury because it is so flat. Perhaps in a few years as it fills out, it will become more and more attractive. In all fairness though, I don't live there so I can't comment on that.
 
I have a friend who bought in West Irvine 10 years ago - when Irvine's population is half of what it is now. For the first five years, she did not like living in such a new and quiet place. She loves it now and is very glad they bought 10 years ago - before the bubble. But the point is, even if PS becomes a great place in 10 years, are you willing to bear the first 5? Time is not only money, time is life itself.
