Where to find Fixer upper / unrenovated house

Does anyone know how I could go about sourcing these?

My parents are looking for for a 3-4 bedroom fixer upper/unrenovated with max $1.3mm budget.

I know this is doable (plus as my username states I'm an optimist) because I've seen sold listings like this! For example,


I assume some of these are sold to cash only investors. My parents will need a mortgage but as long as the house can finance I hope this isn't an issue.

Looking at sold listings, I think only the old neighborhoods (El Camino Real/Willows, Greentree, College Park, Orangetree) are possible but that is fine.

Anyone have ideas on how to even start to find this?
 
Driving for dollars is how many flippers do it.

1. Drive the neighborhoods you are interested in.
2. Write down the addresses of the homes that look older and might need renovation.
3. Check the sales history. If it was sold decades ago, it might be an older owner looking to sell relatively soon.
4. Knock on the door and try to meet the owner and explain you are not an investor, but somebody trying to buy a home for your parents. As older owners, they will instantly admire that you are trying to take care of your parents. Ask questions about the property and compliment the home if you can. Try to be friendly and make an emotional connection.
5. If you aren't able to make personal contact, then send a personalized letter and try to make a connection that way.
6. Do this for every house you are interested in. It's a numbers game and the more contacts you make, the greater your chances of success.

A lot of older homes are sold off market. I would find a real estate agent who does a transactions in the neighborhood you’re interested in because they know who who is looking to sell in the near future. Go to open houses and talk to them. There are usually two or three that stand out.
