Wrong.

I would buy any of those homes if they were at least 10% below market comps at the time of appraisal.

Why is that? Overpriced?  ;)

When Entrata was new, the sales was very slow, one of slowest sale track at OH.  And unlike new home from some other neighborhood with price increase phase after phase, Entrata's asking price didn't changes much from phase 1 to phase 10.

I was under the impression that having one '4' in the address wasn't bad, so long as it had multiple numbers?

This is asinine.

I would agree but I understand if others don't want it -- just imagine every time you tell someone your address in your dialect and it always sounds like saying you go die -- that is just not acceptable especially for people who believe in superstition

I find it fascinating how members of this forum are so consumed with the realization that some mumbo jumbo might negatively impact their home value later, to the point that they would only purchase such a property having said mumbo jumbo at a significant discount to relative comps.

The irony is in the irony.

Yup, pending in 4 days...going over list price for sure (my guess is $725k to $750k).
