What Kind Of Home Are You Looking For?

Just curious to see what kind of homes you all are waiting to buy, i.e, an SFR, townhome, condo, etc. For us, we're looking for a small townhome, 2 bedroom 2 and a half bath, 2 car garage. We work a lot, don't have any kids yet, and have a small dog, so owning a large home right away isn't practical for us. How about you guys?
 
Townhouse or detached condo, 3 bed, 2.5 or 3 bath, 2-car garage a must, preferably with a driveway. Size would be pretty modest - maybe 1,500 sq ft give or take, just no crammed in 1200 sq ft or anything like that.





The thinking is we don't want to <em>have </em>to ever move again if worst comes to worst and the US housing market turns into Japan or gets so bad for so long that we won't be able to move up to a better situation.
 
Yea, same here, driveway is important. We plan to live in it for a while or at least until we have kids and need a bigger home.
 
looking for a DETACHED (sfr or condo)... 3/2.5, two stories... 1400-1700 sq ft. 2 car garage, built after 2000, preferably in quail hill, woodbury, oak creek and possibly portola (maybe it will look better, and not feel like it's so far out there when it's built out)... in 2010.
 
<p>Detached single-family place here... 2200sf + 4/3 preferably with 3-car garage. I already own what you all are looking for... 1622sf 3/2.5 detached Cal Pac unit built in 2001. No driveway though. Just a 4-5' approach. My kid can park his riding tractor there though! </p>
 
Detached single-family home in Turtle Rock/Turtle Ridge. If it's 2 floors, then at least 3000 sq feet- if it's a ranch, we'd consider 2500 sq feet. Lot size is important to us- so we'd nix homes with tiny yards.

<p>I'd love a SFR, 2000+ SF, 3-4 Bed, 2 or more Bath, at less than $200 sq/ft. Prices in our target neighborhood were around $180 sq/ft in 2004 and they're just slightly over $200 right now. So I'm optimistic. I'm just tired of those flippin realtors telling me I have to buy now because they're seeing more houses close this month than last and prices are only going to go up.</p>

<p>The other thing I'm tired of is people who list their house, get no offers and then decide to reduce it...3%. What the heck is a 3% reduction?!?!?!? Do they seriously think I was going to make an offer but the price was too high by 3%???? Frickin idiots. </p>

Not looking for, presently. Just looking at. But when ... 3600 - 4000 sq ft, 4 bedrooms + office, 1/2 to 1 acre, horizontal wood siding, wraparound porch, pool, grassy area, 3 or 4 place garage, two story, kitchen open to family room, formal dining, over the top large closet in master, outdoor kitchen with covered patio, electrical outlets in the eaves for Christmas lights, kitchen pantry, no grout - anyplace, lots of kitchen cabinet space, and maybe a pasta cooker next to the sink, and a Martha Stewart type of craft room. Would it sound wierd to ask for a lift in the garage?

For those of you that want a townhouse, are you concern with the rising HOA fee in the future once you brought the townhouse?

No... that would be so freakin cool. But, if I did find/have that, I would never mention it here. I like you guys and all, but I can only handle so much work being done in the garage, let alone have a bunch of IHBer's wanting to use my lift. It's scary enough no_vas lives practically across the street from me, and if he knew what my tool collection looked like, well... I am sure he would start to call me Flanders.
 
<p>tulip - before you buy something with a HOA, ask for a copy of the most recent reserve study. Every HOA should do one annually. A copy of the most recent audit report on the HOA financials would be good as well. You want to see the HOA running over 100% on their reserves. If they aren't, you can bet on rate increases in the future.</p>

<p>When I was prez of my HOA, we were hitting 115-120% of the amounts suggested for future reserves. We haven't had a rate increase ever, and I bought my place in 2001. December was usually a free month also, a little gift from the HOA, but that ended in 2006. My HOA figured out at the end of '07 that some streets we always thought were West Irvine's actually belong to the sub association. Needed the extra funds to make up for the reserves that should have been accumulating to re-pave those suckers. </p>
 
I'm looking to buy a 3 bedroom townhouse at the end of 2009. Must be less than 20 years old and at least 1500 s.f. Top floor must have a balcony so that my two cats can chill outside. Master bedroom should have a spacious shower/bath and a dual sink. Location is super important. No Tustin. South Irvine by UCI is great - Turtle Ridge is georgeous. Newport is too expensive. Costa Mesa or Huntington Beach by the 405 is okay. Fountain Valley south and west of Mile Square Park is ideal. And I expect to pay the 2003 price equivalent. Of course there should be a two-car attached garage. I can upgrade the flooring and do the paint after the purchase. Updated kitchen and baths are important.

I've resigned myself to the fact that since I will be buying in south county in a newer (post 1980) neighborhood, I'm going to have to suck it up and deal with it.

<p>I really don't care what the house looks like as I plan to remodel and make it my dream house so a fixer would be perfect (as long as it was in a nice neighborhood)</p>
 
Increasingly unsure since I know I don't want to live in/around Irvine for the next 20+ yrs but...

Detached single-family place here... 2000sf ideally 4/3 (w/ one bedroom downstairs) with 3-car garage with a view. I could deal with little/no yard if it was on a golf course so we could enjoy the greenery but not actually need to maintain it.



We saw a couple of homes almost like this in Coto de Caza this summer for 1M+ that ended up being pulled off market or selling for mid-800s.
