What HOA's allow rebuilds / do not have architectural design committees?

Want to investigate buying an old property and tearing down / heavily renovating it and doing an addition.

However I don't want to be stuck doing some old fashioned renovation if HOA doesn't allow; ideally would build an ultra modern style house etc.

I know many HOA's in turtle rock don't have an architectural review committee so there are no problems.

Are there others I am missing? Like curious about some in university park, college park, greentree, deerfield, etc.

Look around adventure park (university park). Example, see Redfin for 31 butler st Irvine.

In the sales history you can see a pic of the original house from 2015. It was sold for $750 for teardown and rebuild & was sold in 2017 for $2.6 million.

Down the street, the nearby old homes are priced around $1.5 million today. If you do teardown and rebuild like 31 butler you might flip the house for a lot more.
