Comparison could be adjusted further on one side of the ledger by MR and HOA dues in Irvine vs others. On the other side if you add back commute distance to Irvine it may balance out. Not saying you'd commute from Culver City to Broadcom, but I'd consider the Escondido property a possibility...

As for "near to Irvine" buying options, most of the LF / Mission Viejo homes I saw are under that price point unless you buy new construction. Here's another one to consider just $120k off of your target.

My wife and I both have jobs that allow us to work from home full-time so perhaps we're foolish to live here in Irvine? Neither of us wants to move until the kids finish high school in a gazillion years.

I just did driving directions from Irvine to Escondido and it's 67 miles / 1hr 30min shortest way.  Totally not worth it when you can buy in Corona and it's 25 miles away.
