Why are these homes in Westpark so reasonably priced? New to Irvine so trying to understand the different locations?

That home is in the oldest part of Westpark (homes built in the 60s and 70s) and very close to the 405.  Actually, all of the homes South of Main St and West of Culver are assigned to University HS (this includes the old Westpark homes and the Westpark I homes which were built in the 80s).  The Westpark I & Westpark II homes (built in the 90s) are assigned to Woodbridge HS.

That home is in the oldest part of Westpark (homes built in the 60s and 70s) and very close to the 405.  Actually, all of the homes South of Main St and West of Culver are assigned to University HS (this includes the old Westpark homes and the Westpark I homes which were built in the 80s).  The Westpark I & Westpark II homes (built in the 90s) are assigned to Woodbridge HS. 

Actually, that house is right backed up to the 405.  Not only that, judging by the photos, it doesn't look like a house that's been up-kept or upgraded very well over the years.

The area you are talking about... which is technically part of Westpark I, is actually the oldest part of Westpark and we often referred to it as its own neighborhood, Culverdale. But you are correct that it is zoned to Uni high (wonder why it doesn't get those Quail/Turtle prices... heh).

Not only are the homes in Culverdale zoned for Uni HS (those are the homes South of San Leandro and north of the 405) but so are the near Westpark I homes built in the mid-to-late 80s (homes North of San Leandro and South of Main St).  Westpark I homes (those built in the mid 80s to late 80s) are those North of San Leandro, South of Alton, and West of Culver.  Those Culverdale homes don't get the premium because of their proximity to the 405 and lack of being on a ROCK or RIDGE or HILL.  :-X

The thing I really don't get about some of those homes is why so many of them don't have driveways, yet a small amount do. I wasn't in Irvine in the late 80s, but I have to wonder if that was an option you could pick. Something like: "You want a backyard or driveway? Choose." I can't imagine Irvine had a lack of space in the 80s, Irvine has plenty of space now. Just a weird community for me.

It was an 80s scientific experiment performed by TIC to test the consumer toleration level for density... we now see what they were planning 30 years later.

The Freeway sound at that house must be deafening.  I remember looking at a home on teachers lane in old Westpark once.  It was not as close to the 405 as this house and the road noise was incredibly loud as soon as you stepped outside the house.  Backyard entertaining would have been ridiculous.

Say what you want about the freeway, but a few months ago places in these areas were $20~$40 more a square foot.  The low end of Irvine is starting to push against the $200/sqft mark.  Wonder when that'll break...
