I would like to start West Park II post where Plaza Vista Elementary is home school. I know there are quite of you waiting like vultures to snatch any deals (might have already been a few). Not only there aren't that many homes on the market but the listing prices are not that off from the peak. Any predictions, opinions, or transaction experiences?



My opinion: I do think that Plaza Vista Elem is overrated and school work load or level is very average but I'm trying to avoid having my kids to change schools just to buy a home. However, WP is very well maintained with pools and parks working distances. Shopping district and freeway accesses are conviently located. But most of all many home owners bought houses near 1997 and 1998 so I think they are sitting on their equity pretty or just renting out with positive cash flow. I think that's why the price has been sticky (2800 sq ft large home at 1.1 mil level) compare to VoC or Tustin Fields where now 3000 sq ft houses are going for near 800k.

Ah, this is my neighborhood! My boy just started kindergarten at Plaza Vista and so far I am very pleased.



I like it here. I find most things located very conveniently, especially now that the District is in full swing.



However, I still plan on moving next summer into a SFH rental. My townhouse is just too darn small!



I am either going to move to Woodbury, or bag the whole Irvine thing and move to Mission Viejo, Foothill Ranch, or RSM. I would really like to make friends with my son's classmates' moms and it just isn't looking too promising for me here.
 
Westpark II is close to business district, shopping centers (Tustin District, culver plaza etc ), close to parks, Plaza Vista is top rated (elementary and middle school), close to 405 & 5, close to UC Irvine (lot of tech jobs near UCI campus), newer homes (10yr old), very very low mello-roos compared to VOC . Westpark II has relatively stable market.

Thanks for the comments. Is it hard to make friends with your son's friends' mom because they are foreign national looking or it's just that you are working and don't have time to meet them? Just curious.



I don't know whether having kids' school as the first priority is financially making sense but I'm trying to avoid changing schools again (did once already) for my daughter. Mission Viejo or RSM houses look very tempting and 20 to 30% cheaper than Irvine homes but I heard their schools are not good and many times there are racism like discremination among kids, especially with rich family kids. Don't know whether that is 100% true for fact so dont' quote me on that though...
 
I think another factor besides Westpark II having such an ideal location and home size..many of the original buyers are still living there. I believe II was built around 1995-1998 and originally was priced for $300k range. So you can understand why.
