Short sale listing prices are basically figments of the seller's imagination. New current strategy with short sales is to drop the price so much that you generate some activity and hopefully a couple of offers to the bank. However, inevitably the bank will counter at a much higher price than the list price (closer to whats owed to them) and this is after waiting several weeks for the bank to respond to your initial offer. With that being said, I have seen this house and the upgrades inside are not great and the yard has minimal landscaping. The pricing is probably somewhere in the 800's when it is all said and done but its going to take a while for the lenders to decide to accept that kind of pricing.

5 remaining homes are all on Sweetshade, 2 on what used to be sales office parking and 3 right next to them.



I heard plan2 model went for $925K as is. Certainly a good deal since the distressed flooring was a $40K upgrade if done through them.
 
Interesting ! Two days agoI got a mail from Lyon home saying rarely available Lantana Plan 1 is available for 7,64,000. does anyone know How much the plan 3 (model which fell out of escrow)went for ?or is it the other plan three (in the sales office parking lot?
 
I dropped by Lantana last week, and the salesperson at Lantana told me the models went for about $900K, $950K, $1000K for the Plan 1,2,3 respectively. $25K higher than what Homeshopper heard for Plan 2, perhaps the salesperson left out the incentive....
 
I am new to this blog, and am looking to maybe rent one fo the homes in Columbus Grove. There are homes for lease, for example, on 22 and 42 Desert Willow. I am worried that these owners have their properties under water and may take the rent money and let the properties go into foreclosure. Any comments on what has been happening in this area? Any suggestions? Would love to hear from people "in the know" in that area! (I think it is "Alexandria")
 
I got an email from lyons homes that they are selling final phases of lantana which is close to proposed community park in sweet shade.I thought they had a buildout.though it doesn't say how many in each plan?
 
A few of the Columbus Grove communities have been very close to closed out for a long time, but can't seal the deal. Lantana, Kensington Court, and Clarendon are all in this category (or were until very recently).



Most of the discounting has been stingy considering how much the market has changed.
