Looking to jolt paralyzed buyers into action, builder Toll Brothers is offering a 3.99% fixed mortgage rate for 30 years, one of the lowest available.

Toll, based in Horsham, Pa., said the deal is for loans of $417,000 or less and carries no points for the buyer.

That sounds pretty good, but I looked at their website and didn't find many choices in Southern California for under $1,000,000.

Highland Estates at Oak Creek in San Bernardino County for around 500k-600k, but where is that? Is anyone familiar with the area? The website makes the area sound idyllic.

You're going to pay down that rate one way or another. It's only a matter of where they manage to stick you for it, but you will pay, it's just another selling tool.

Highland is a suburb of San Bernardino. That should tell you everything you need to know right there...

East of SB and north of Redlands, Highland sits in the foothills at the base of Mt. San Gorgonio. Pretty much the closest non-mountain living to Running Springs, Arrowhead, etc. Temperatures in the summer will hit 110-115 degrees. The smog is nice too as it rolls in and snugs right up against the foothills. My junior high was in Highland, very close to Highland's best known product, the San Manuel Indian bingo and casino.

Population is majority white middle class, with a large dose, probably 30-40% of latino.
 
I did a quick Redfin search of the area and was surprised to find so many million dollar estates around Redlands and Yucaipa. I haven't been to the mountains since I was little so I know pretty much nothing about that part of southern cal. I have a friend who was offered a job in Loma Linda but turned it down because he didn't like the negative connotation of San Bernardino, but having that much space around you seems nice.

Here is a house in pretty much the nicest part of San Bernardino, right across from the country club... Picture sucks, but this is an awesome house on a huge lot for $100/sf.

Thanks. I needed a 2K post remodel. Anyway I don't have much in common with Ice Cube.

"Everybody Lies" works in more places than real estate and diagnostic medicine.
