Toll Brothers is building another community in the Great Park

At the Great Park blvd & Ridge Valley. About 380 homes total, all dethatched or attached condo, all three-story tall.

It seems the largest plans are the exact copy of the not-so-well-selling Elevate not far from it.

Location is good though, walking distance to the planned supermarket.

Not a fan of Toll. Bought a house from them once, never again. Calling themselves American's Luxury Home Builder, I've found they're not so "luxury" after all. And these homes that are 3 stories are ridiculous. Maybe if they go 4 stories they'll be able to pack even more houses closer together!

What was it about your experience with Toll that leads you to think that?

Ah, so this is what's going in all that space. Someone correct me if I'm wrong, but it looks like they aren't moving forward with the hotel(s) that were going to be constructed. It looks like these homes are replacing them. Wasn't the walkable mixed-use area supposed to be over there as well? The one that was advertised as having pedestrian only roads and being very European in style?

Edit: Fivepoint X was the name. Completely missed the fact that it was scrapped.

Multiple things: The usual problems that pop up in new home construction, we'd submit a request to have the problem fixed. They'd fill the problem as completed on their portal, meanwhile nothing had been done. Took forever to have customer service actually respond to fix requests. We paid extra to have special grout put in the showers, yet we accidentally found out that they used the usual grout (when they left a package of said grout in the house, then they denied they used that grout without being able to come up with a reason why that package would be in our house to begin with, and finally admitted their error). Just a lot of shoddy construction issues that they didn't want to own. We only had The New Home Company to compare to, and the difference was night and day between the two companies. Never Toll again.

Wow I'm surprised. I've never heard that about Toll Brothers. If it was one of their newer projects, I wonder if it's because they've expanded so much over the last several years and are cheating out with certain things.

It seems they've realized that building more house will always be the more profitable option.

What could possibly go wrong...

Agreed. At least the Southern California division of Toll Brothers is pretty bad in recent years, likely spoiled by the foreign (Chinese) cash buyers.
They seem to be hiring cheap subcontractors (for interior / exterior finish, trim works, HVAC, sliding doors, bathrooms, etc.), with greedy asking prices.
The market will teach them a lesson soon, I hope.

Man, woodbury is a mess these days and there's nothing really convenient from the Great Park. So weird that people are going to spend 2.5M plus for a sliver of a yard and a tiny amount of space on each floor.
