Toll Bros Outrage?

It was mentioned here recently, and now its in the NY Times.

What was the benefit of putting so much down? Couldn't they have held the place with $10,000 down? I guess during the feeding frenzy Toll Bros could get whatever they wanted.
 
I feel sorry for these people but why on earth would anyone who is not a cash buyer sign a purchase contract without a finance contingency? If the seller requires it, that should be a signal to get up and walk out the door.
