Tiburon in Northpark Square - Opinion/Insights?

<p>Wondering if anyone out here has any opinions or insights on the Tiburon tract in Northpark Square. Looks like it was a Richmond American development built in 2002 or so. Anyone live(d) there? Quality of the homes? Quailty of the neighborhood? I think this is a really attractive neighborhood, and love the look of these homes. Reminds me of something out of 1920's Pasadena. There are currently two listed, and if the price were right I would really consider either one:</p>

<p>That's another question --- what would your opinion be on a "right" price. I'm thinking something along the lines of $550K might get me off the bench on these.</p>

CK - Both of these are former models. I posted some info on the main blog about their purchase price, etc. They are both way overpriced right now. Let me go back and find the info I posted.





Look at the bottom of comments <a href="http://www.irvinehousingblog.com/2007/07/02/del-mar-rollback/">here</a>. If you want their actual purchase price, let me know. These are detached condos w/zero lot line, so you will pay two association fees. Also, they only have mini driveways.

<p>What about looking in Tustin? I've seen many townhomes listed there for about $330/sq ft. These are currently listed in the high $600's and low $700's. And, they haven't been listed for too long - what, about one month? So, might be difficult to get them to accept an offer around $550K for a while.</p>
 
The gray one has been on the market for awhile. It was sold but fell out of escrow. Those folks are original owners and picked the place up for about $350K. They have room to move. It appears that the house is staged, so they have some real costs to pay for selling.
 
EvaL -- thanks for the reminder on that post from the main blog. I forgot about that discussion, that was a good one. They definitely have some room to move on that price. Maybe I need to modify my expecations on these into something that starts with a 4.
 
I'm digging up an old thread on Tiburon because... I can't seem to find the upstairs sinks on <a href="http://floorplans.irvinerealtorsite.com/NorthparkSquare/Tiburon/TiburonD1812.jpg">Plan D</a> or <a href="http://floorplans.irvinerealtorsite.com/NorthparkSquare/Tiburon/TiburonE1944.jpg">Plan E</a>. This is very strange. According to the floorplans, there aren't even spaces to put sinks upstairs. LOL
