Has anyone checked out The Vine at PS (https://www.villagesofirvine.com/villages-neighborhoods/portola-springs/the-vine/)?

I took a look at the lower level flats last Saturday.  I think they are very well designed.  There are two things holding me back:  (1) The Mello Roos is about $3900/year and (2) there is no shopping nearby.

I'd be interested in hearing others' views on these.
 
Don't do it.  Two bedroom condos aren't good for resale.  They really limit your buyer pool to an older couple or a first time buyer that can't afford the house anyways.

Any family or couples who want a family will want 3 bedrooms.
 
I agree with the comments on the size.  I was there on a Saturday and there were surprisingly few people checking them out.
