It is coming along. In theory it works, it is now in the clean up and not look like crap stage. No, really, it looks like crap right now.

My bad for posting here. I did not know that I would have been labeled a "troll". Whatever that means.

I noticed that nobody commented on the issue regarding mello-roos taxes in Irvine. It would seem that everyone here thinks an extra $600.00 or more per month is worth it to have that Irvine address.

Then again, you probably do not have to pay any property taxes on your double-wide...

Also, if you run a search for "Mello Roos" or "CFD" or "Community Facilities District" you will find plenty of railing against CFD taxes and that it has made a difference in people's purchasing decisions.

Or, maybe you were just too busy casting aspersions in revenge.
 
steve, if you want to sincerely participate in these forums you'll find a wealth of knowledge and also a lot of fun. just learn to accept 3 things:

1) every basic question about housing from valuations to taxes to neighborhood profiles to ant problems has been discussed. learn to use and love the search feature.

2) be willing to get dirty. the worst thing for newbies to do is ask a question, get a response they dont like, then flame away at the group. be willing to accept that sometimes you're right and sometimes you're wrong. you will undoubtedly learn (and contribute) a thing or two along the way. quite honestly, the back and forth is extremely valuable and often the most interesting stuff that goes on.

3) learn to take a chill pill. anything that sounds aggressive is 90% of the time sarcasm so give it the benefit of the doubt. good wit is too often misunderstood, but then again if one doesnt get it, the ones that do wouldnt want that guy understanding anyway.

those who lurk for a while before jumping into the fray seem to fair better. good luck!

I've seen the sign for those homes from the freeway. How is the traffic noise from the freeway on the retreat? I noticed the walls are pretty high with a little plexiglass added on top.
 
You cant hear the sound from inside any of the houses, but you do hear it from outside. I do not like the idea of being so close to the freeway. I wonder if eminent domain is another risk factor there...

Still, it is much quieter than a house I was looking at in Tustin. William Lyon Homes "Verndas" project in the Villages of Columbus borders Edinger (a busy street) and the train tracks.
 
Subway is sbout the only transportation missing at VOC.

The Reserve is an enclave trapped by the sound wall. It is one way in and out. Shea maximized the buildable pads and there is no land for trees to buffer the freeway noise. The Shea neighborhood is all hardscape without trees which is the exactly opposite from the surrounding neighborhoods.

You sure about the sound? I live a couple blocks from the freeway in a relatively new house and I can hear the freeway from the inside. I have to think about it to hear it if there's any other noise but if it's quiet there it is. Doesn't bother me (I sleep with a fan anyway because of tinnitus), but it's still there. And I *don't* have a clear sightline to the freeway like some of those Shea places do.

The 8 inch block wall at the Reserve was engineered for its maximum height but the 3 story McMansions exceeded the top of wall so glass was added as a bandage solution for sound attenuation. Additional block wall could not be added due to a greater over turning moment not permissible by the current footing size and wall thickness.

The project is so dead even the people holding the directional signs on 17th St. are too lazy to spin it. The people traveling on 17th street either take the bus or in a get away car just finished robbing a judge picking up the paper in her front yard in Floral Park. Shea is advertising to the wrong crowd. The wealthy people driving on 17th most likely are homeowners already. Shea should send the sign spinners up on the roofs of the 3 story McMansions next to the glass sound wall and wave the signs toward the one million drivers stuck at the Orange Crush. The sign should read like this " You should be sitting in your living room and not in traffic if you live here!"
 
Why did they sell the models?

I drove by the other day...and no models. They have about 10 lots left.

btw, who the hell are buying these places?
