Trying to get out from under a huge anchor of debt isn't about selling. It's about getting out of debt. Unfortunately, the MLS is full of properties and has even more properties that just stopped listing that were priced at a price that would get the owner out from under a huge pile of debt. Few if any sold. Part of that is because of buyers like me. There's a short sale near where I rent. If I played knifecatcher at 160X rent, my offer would still come in at roughly half of what their outstanding pile of debt is.
If I offered what future rent and a fair future rent multiplier would be (not an Irvine property) of 120X, I'd be putting an offer in at roughly 1/3rd of their outstanding debt.
If you were the owner would you be insulted? angry? or just depressed? No insult in intended, it's just a purchase price that makes sense for me to stop renting.
