Stonegate in Westminster Builder Brandyvine

New House Development started to sell in Westminster Call Stonegate by Brandyvine.



I was hoping to get some insight from BK and some of the other ppl that have worked in the industry.



What do you think of Brandyvine as a builder?

What do you think of the design of the house?

What do you think of the location and community vs the price point?

Brandyvine was the long lost twin of KB. This location in Garden Grove/Westminster is too isolated. Plan is too small to address the Multi-generational living. Neighborhood is just too small and tight in achieving a sense of community in the middle of an industrial zone. KB by Brookhurst has a bigger critical mass is much better and closer to HB and FV is much more desirable even for the immigrants who know that south of Little Saigon is better than North (literally like Vietnam). No direct single bus route to Little Saigon is an disadvantage for this project.



The smaller footage is targeting the younger generation only but the younger generation is much too savvy and they do not want to live in this Bermuda Triangle: Garden Grove/ Stanton/ Westminster. HS Teacher or Tulips would rather live at VOC before choosing this location. Since the elderly can't live there with their kids then there is no reason for the parents to mandate their kids to buy at this location.



Forget it. BK thumb down.

REALLY? They have to because of Sh__ty location. 1/2 million $ for this crap is insane. Vietnamese buyers are not this stupid. Anyone know about the current updates on the Willow something project by Harbor that was also trying to rip off the immigrants?

i read that article a long time ago. not really the builder's fault. you know when they have to dump the inventory they will slash price and get out of dodge.
 
I say 375k. And what's with the HOA fees? There's no freaking amenities. And don't put in a patch of grass and call it park to justify the fees, either. Hahaha!
 
update: just visit the place over the weekend. the lay out was decent. the cheaper plan had the better lay out. better use of space. overall tiny and for 500k for a detached condo.... kind of pricey compare to the home around the area is going for 350k-420k with a 7k sqft lot. I was surprise that they sold about 5 units already in phase 1. but then again.... there is really no new housing development in westminster.



Few cons-

bad neighboorhood with too many apt around the area.

on major street. (trask)

150 for hoa with no swimming pool or anything.

cheap kitchen cabinet. (plastic doors)

CHP training facility behind the corner.

CHP facility may be a plus. Burglary statistic is seldom next to a law enforcement location.
