So what will you buy and how much will you spend when it's your time to buy???

You are realistic by looking at resales. New home prices will never get there despite of IR's preaching. My recommedation is to buy before new home prices bench mark WTF expectation for greedy homeowners planning on selling.

We are waiting until condos in Newport are under $300/sq.ft. Then, we will get a 2bed or 3bed. We'd like to get something at $500k or under, so that puts us at 1500-1800 sq.ft.
 
$400k for 1500-2000sqf 3 bed SFR (not necessarily a detached house) - any decent location in Irvine. I wouldn't buy next to a big road or fire zone for example... If it never drops to around $250/sqft I probably just won't buy at all... I'm waiting for a sweet spot between the current deflation and incoming hyperinflation from the Fed's policies.

You can find that right now in many beaten down markets in California. I was looking at properties in Indio recently that were selling for $425K at the peak going for $175K now. Go to Redfin and see for yourself.
 
Price will depend of the jumbo limit + 20% down...should get a nice home...we'll see if it gets a 4 bedroom in Newport Coast or a very upscale home in Irvine. Can't wait for that to happen! 2-3 years from now, so sometime in 2011.
 
A newer, 2600-3300 sq ft, two story with a finished basement and heated garage on 2.5 acres in Evergreen, CO, budget ~600k; very similar to the house we sold in Conifer, CO two years ago.



We will also buy a beater in Irvine or somewhere in OC to have a place to live during the week and on weekends we can?t commute home, budget ~400k.
 
Huntington Beach (my hometown)... 3 or 4 bedroom in the Lake Park area or a few select neighborhoods around south of Adams/ west of Magnolia or Altanta/ Newland or Brookhurst/ Banning.

The hubby and I would look in the Seacliff area (great schools for our future children), but I don't see the houses there coming down anytime soon.



Don't want to spend more than $700K. We will wait a year or so.

wow, thats pretty low. Even IR doesn't think Irvine will go that low.

I think it is more than reasonable to assume that we'll be able to find nice (newer construction) condos in Irvine for around $250/sf in the next few years.
