Yes 109 Canyon Creek is a spec home and that home has been staged. I would say that out of the 50+ homes I've previewed, only 4 or 5 have been lived in and 90% have been professionally staged. By the way I've never been followed by security and nowadays security wants the adress of the open house and the name of the agent. This went into effect a couple of months ago towards the end of summer and all of the agents were freaking out because suddenly their open home traffic diminished by 90%. Apparently there were a lot of complaints from what few residents live their as to all of the weekend foot traffic.
The tall table in the back of the theatre at 109 is actually kinda cool, its a built in standing counter so for instance for Superbowl parties, several people can congregate in the back with food plates and watch the game...so that room is definitely meant for more than two in the audience.
This is what has made me the most angry about the housing bubble. It's one thing to destroy the hills and the natural environment because you plan to build a home in a peaceful setting that you and your family can enjoy for decades. It's another to bulldoze those hills for absolutely no reason. I am not just talking about Shady Canyon but all the other areas in Southern California that are now filled with empty subdivisions. It makes me sick.
I've toured a few of the open houses in Shady and I cannot even picture living in one of those mansions. They are too dark and too big and not even aesthetically pleasing. OK, so I am not even remotely close to ever being able to afford a home there, but even if I won the lottery tomorrow I still think the homes are an ugly waste of space. They all look the same. If you are going to build a custom 5+ million dollar home, at least show a little bit of creativity.
Why should view in Shady Canyon be nicer than Corona? A hill is a hill.

I also must disagree. For those of us actually in the market here and have spent considerable time evaluating the various offering in Shady Canyon, there are reasons why one would choose larger and much more private lots with serene pastoral views over small crowded lots with neighbors right up next to you sharing an ocean view that can't even be seen at night anyway. It's no wonder so many celebs and professional athletes have chosen Shady Canyon as their home given the amount of privacy it affords.
As a fan of beautiful architecture, I'm amazed at how the plan for Shady Canyon has been able to blend in very well with the surrounding environment and I would hardly call it an 'ugly waste of space'. The land was entirely unaccessible prior to development anyway.
Also didn't mean to 'Thank' the previous post by ABC123 since I disagree...not sure what happened there.

I think they are recourse. Of course, if the developer is broke, the bank may not have any recourse regardless of what the law allows.

I haven't seen this one in person, but the 1st picture looks like all of the rest as do the interior photos.
The view, however, seems one of a kind. Too bad they had to ruin it with that green pool.
Still, the Tuscan style, or whatever villa they want to call it appears nauseating to me. We are not in Italy or the South of France. Deal with it. There is only so much you can accomplish with less than an acre of land.

i dont find the views in shady canyon all that appealing. you could have said that was the view from a house in corona and i would have believed it.
as for tuscan styling, bk explained once the reasoning behind the infatuation with tuscan, andalusian, and mediterranean architecture on The Ranch. one of the reasons being the climate and geographical similarities between southern calif and those other regions made the architectural style and construction materials most appropriate for housing here.

I have to agree that many of the homes seem rather dark, or at least I would prefer more light. We have seen one home which had more light and it had many more windows and larger windows than the usual in Shady Canyon. The sitting agent told us that builder had a very rough time getting the plans approved because Tuscan architecture has smaller and fewer windows, and the proposed buildings all have to pass a board or committee.

I personally am getting tired of Tuscan elevations, seems like it's been overexposed and in every new development.

For those that follow the home's for sale in Shady Canyon have you noticed the race down to the 5 to 6 million dollar range. You will even find a few that have gone down to the high 4 million range.
At what price will the current home's start selling and how many are coming to market in the next few months?
