Yes, construction costs for improvements can easily go above $500 per sq. ft. And ... the builder costs are no longer relevant. Shady Canyon has become a supply driven market. There is a HUGE oversupply of upper end homes and the demand is decreasing at logrithimic rates. I do not think anyone can accurately guess what the bottom will look like, until after it has passed. Realtors love to say, "No one can predict the absolute bottom." That is a straw man argument. You do not have to predict the bottom. You just have to wait until it has passed and you can see it behind us and then buy. Buying property within a few percentage points of the bottom is just a good as buying at the bottom.skek said:Prices per square foot in Shady Canyon are all over the place. Re. 28 Boulder View - Sometimes the developer lists the home before it is finished. Since McMonigle is the listing agent on so many of the brand new spec homes, I can not help but wonder if he is not also an investor.
