Seller wants offers first prior to showing the house

i was joking obviously about showing the house every day, but entering a property w/ proper notice to show to prospective buyers is not a constructive eviction

i assume seller is just worried about tenants damaging the property

Month to month typically can demand higher payment. Additional risks will entitle higher cost.
 
You can also just reject the rent payments and file an unlawful detainer. Tenant can't force a month to month tenancy just by sending you rent checks.
