Seeking Irvine Home Advice!

Hello all,

Me and my boyfriend are looking for our first home, and we would like to live in Irvine/Tustin (Irvine preferred) with a budget of about 600-625k. I work near John Wayne Airport while my boyfriend will have a fairly significant commute to Riverside area (hopefully he will be switching jobs soon as well). We are open to new homes or resells but would like something that is 1400 sqft+, and hopefully 2-3 bedrooms. We've checked out some of the newer homes in Portollo Springs but we ruled it out after learning about the landfill nearby. Cypress Village also had some locations that peaked our interest but they were a bit too close to the freeway for our liking or a bit out of our price range unfortunately. We are not in a major rush to find a place but would like something in the next 6 months if at all possible.

I agree that you should approach this purchase like a business investment since you are not married.  This means a contract.  The contract doesn't need to be complicated but it can. 

This assumes both of you will be making some kind of payment to the property.

Thank you for the concern :) .. but marriage is not an issue for us.

I liked CV's Jade Court, but I didn't necessarily fall in love with the floor plans especially when considering the cost. I will probably give it another look though. I'd like to give a fair look at areas outside of Cypress Village and Portolla.

Let me give you advice - for your budget you probably can only get attached new condo in Irvine, maybe detached condo that is resale.

You need to give us more color on what you like in a neighborhood... Irvine's villages each have nuanced differences in what they offer. Is walkability important? A view? Proximity to freeway? Etc.

Walkability/view are not that important to us. Promixity to the freeway is nice, but not as close as Acacia :( .. if that same floor plan was elsewhere I think it would of been perfect.

Thanks! The District is actually very close to my work and this would be a fairly ideal location for us. I'm not too familiar with that area though in regards the old military base.. is that something to be concerned about? Besides that though I think move-ins not being until late 2015 kind of rules it out unfortunately :(

I've been living in Columbus Square since 2008, which is the first housing area built out on the former Marine Air Base, and there haven't been any issues with the land's former use.  The proximity to the District is nice, especially now that Tustin Ranch road is complete (we waited 5 years for that to happen).  The schools zoned in this area are quite poor, but if that's not a concern, then no biggie.  Mello roos in our area is quite high, with overall tax rate of 1.92%.

The only link to the military today is the Army Reserve center which is adjacent to the District.  Groups of reservists come jogging around our streets every so often, but it's not intrusive in any way, and I salute them when I see them.  8)

Oh, and we get the occasional coyote in our neighborhood...not a big deal unless you have small pets. hehe

If all goes according to plan, my house will be on the market early next year. :)

That said, I'll be listing at a couple hundred over what MsHouseHunter is wanting to pay...  :'(
