We have fiends who sold their house at the same time we did.  We each rented back for one month.  They refused to give a secuity deposit, we thought that a security deposit was a reasonable request.  Each of us had FCB.  Our friends wound up much better than us.  The FCB think we are idiots and find many reasons why they can give the money back.  We now have to go to small claims court.  If you have a FCB, DONT rent back.  DONT give a security deposit if up you do.  You would be money ahead to contact UNITS, pod your stuff and stay in a hotel than deal with the stuff we are dealing with!
 
you have to show the FCB you cant be F#cked with.  show up with a bat and politely ask for your money.  soon enough they will see the light.

FCB's or not in every place we ever rented we had difficulty getting the full deposit back.  We kept the house really clean and one property manager even wrote a letter to thank us how clean we kept the house and that we were model tenants and still kept a few hundred back for this and that. 

On the other side I have also seen  some of my neighbors who didn't do a good job of keeping the house clean bitching that they didn't get their full deposit back.
 
I think house cleaning after the tenant leaves the house is already $200.00...well unless the tenant cleans it after he leaves.
 
The difference between a long time owner and then a one month tenet is quite different to a long time renter and a long time landlord.

My point is that instead of trying to save the hassle of closing escrow simultaneously from one house to another, is not worth the hassle from a FCB.  They think, or pretend, not to understand or to think someone is cheating them.  This couple actually accused escrow of giving different closing statements to us compard to them. 

Anyway, moral is charge a little more for the home, pod your stuff, stay in a hotel and move when it is convenient.  I wouldn't rent back again.
 
at our last place in irvine that we rented we got all of our deposit back.  we didnt even clean and he didnt deduct.  he said we were too good of tenants to nickel and dime.  we installed an exhaust fan in the master bath after mold started building up in the ceiling of the bathroom, etc.  and we didnt have kids so the place was pretty well maintained with just two adults. the carpet was new when we moved in, we lived there for 4 years and the carpet pretty much looked new when we left. because we didnt know when we would move we never put anything on the walls so his new paint looked new four years later when we left.
