I like the plan 3 in Santacruz. They are charging real high $720k for this plan. They have been increasing the price by 4k every release. Is this worth $720k? or we going to into the bubble again.

No open space for that much price.

I think if they would have made the den a bedroom and added a shower to the downstairs powder it would have been perceived as a better value.

And yes, things are looking a bit bubble-ish.
 
yes, the price does seem high, but so do the prices for the rest of the collection (incl. montecito which also offers 3bd + den for nearly $750k!)! 

others have said to wait if you can, but a lot depends on your personal situation and whether it's better for you to buy now vs. later.

A got this email blast as well.  I'm starting to enjoy this little trickle of incentives coming our way from our fair friends at TIC.  Hope it continues !  Maybe in 6 more months we will get free exterior landscaping....  (just to see if TIC is reading this)  ;-)

If you ask, TIC WILL give you a driveway at no additional cost.  The only downside is that you won't have an attached garage any longer.

Also, I thought BK said that Santa Cruz could never offer a plan like that because of some parking codes, and that in order to have more than 3 bedrooms, you either had to have space in front of the home to park, or an attached driveway.  Are they offering driveways now??

That's exactly the first thing that came to my mind.  Parking Code.  Maybe they are moving the plan 3s to the front of the motorcourt?  But it still doesn't face the street.

Exactly!  So either they are now giving driveways, they are putting the homes on normal streets and not motorcourts, or they are completely violating the parking code.
 
They are offering incentives... in future phases they include the Conservatory but if you opt out of it, you can get $15k credit towards closing or design center.

I really like the Santa Cruz plans... they feel roomier than Montecito... almost Sonoma like. If they were in WB at the same price point... we may be tempted.

While the 4th bedroom is an incentive, the lingering question still remains: how is this possible with the parking codes?

I also like the Santa Cruz plan 3, even a little more than Montecito.  However, being in Woodbury East, having a supersmall backyard, not having a driveway, and, at the time, not having a 4th bedroom option, is what made us lean towards Montecito.
 
Not sure if you're gonna get an answer bumping this... if I recall... the thing that BK cited didn't specifically point out *detached* condos.

Is there any code enforcement person on this board? I guess I should have asked the Santa Cruz salesperson but considering the answer they gave me about whether it's a condo or not... not sure what they would say about parking code.
 
Cmon - does the parking code thing really matter? It is pretty simple, either BK was wrong or they got some sort of exemption.  Either way, there is no code violation! Who cares.
