San Marino Plan 3 or Lambert Ranch Grove. Please give me some guidance.

I am considering these two houses as possibilities when looking for a house.  I would like some input what people think.  Help steer me in the right direction.  Can people give me their thoughts.  Thanks!  Maybe someone else has some other pro's and con's.

San Marino has...
Pro - Woodbury Amenities, pools and parks
Pro - Town Center very close, no lights
Pro - Open Floor Plan
Con - Irvine High School
Con - Not the best construction?

Lambert Ranch has...
Pro - Northwood High
Pro - Gated Community
Pro - Bigger Floorplans
Con - Resale? Location? Dump?
Con - More Expensive? Upsells.. and upgrades?

Pro...closer to the 5 freeeway and amenities
Pro...Woodbury pretty much all built out
Con...robotic sales people who are as flexible as a bar of steel
Con...lack of a real design center to assist you

Lambert Ranch...
Pro...No Mello Roos
Pro...Potential for appreciation once PS is built out with a school and shopping center
Pro...Good sales people and a builder who actually cares about their customers
Con...A little further away
Con...Lot of construction in the area for several years to come
Con...Higher fire danger

At the end of the day it comes down to which home better fits your needs and which one "feels" right.  Good luck.

With respect to the schools, isn't Portola Spring going to be rezonned to the new middle school in Cypress Village and eventually the high school that will be built in the Great Park?
