At that price range you should visit Ellwood. The homes have more than 2,000 sf and zoned to attend Northwood HS. The 5th HS is far off the horizon for now. The exact same style of homes were built in Los Gatos and went for $2.9 m bought by Apple executives.

Are you sure there might be another fire? By the way one could not find another builder less reputable than KB Homes.

Talk to any attorney who's practiced some construction defect, and they'd whole-heartedly agree with your assessment of KB Homes. I was shocked they were building in Orchard Hills.
 
Don't they usually use the same contractors/sub contractors as other builders for a given region?
 
It appears the Noland Plan at Ellwood is set up similarly to the plan 3 at Jade Court and Luna where the garages are located at the end of the motorcourt where you can drive straight in. There is a 2 car wide driveway in front of the garage. There are two Noland plans at the end of the court. At  Jade and Luna many owners park their car on this driveway as long both owners agree to back their car out of the garage pass the driveway and not use the neighbors driveway as the space needed for a 3 point turn. The width of the motorcourts at Beacon Park is several feet wider than those at the Irvine Villages to ease the 3 point turn maneuvering midway in the court. Although this driveway is not labeled as exclusive ownership but many owners park there between trips as long both owners agree to the mutual benefit. I would not use the driveway as long term car storage as HOA may conduct monitoring periodically.

According to the site plan there are some lots with exclusive driveway.
 
Ellwood's styling could feel similar to this $2.9m/home neighborhood when finished.

Mixing with some 2 and 3 stories to break up repetition and similarities helps to create a much more interesting streetscape and neighborhood character.

This is why long time residents of places like Beverly Hills or Arcadia get so angry when people build McMansions in their neighborhoods.

However, data shows that from 2014, the McMansion is making a big comeback after having fallen out of style since 2008.  Toll Brothers is the #1 builder of McMansions having built over 5,000 of them in 2014.
