The sophisticated buyers look for a well integrated design like the Apple Execs. Good aesthetics is about good scale. Good scale is anti-McMansion. What is the defining signature of an McMansion. The house is too tall where the house width=house height.
McMansion is a 2 story box wearing a hat (roof). Because the design is so bad no one could find that front door so the front door gets the lip stick on the pig treatment like pillars, pediments and all sort of goops around it to call for attention. The entire roof is one big giant over scale non livable volume that looks cramp on a lot. It makes the yard feel a lot smaller and blocks most sun.
Good scale is a diversity of different homes consisting mostly of single stories and mixed in with varieties. These homes appear to be single story but the entire second floor is designed into the roof attic thus reducing excessive construction materials, unnecessary heights and most importantly less wastes. It's more energy efficient due to less bulk to cool or heat. Mixing with some 2 and 3 stories to break up repetition and similarities helps to create a much more interesting streetscape and neighborhood character.
