Riverbend - Olivegrove

Hi All,



Anyone looking to purchase in the Riverbend - Olivegrove development? We're looking at the plan 1s for 529k (phase 7); phase 8 starts at 549k.



5k towards closing, 15k in floor incentives (but they're not advertising that) in addition to "Special" financing. If others have bought from Lennar recently, I would appreciate any insight on what else they may be offering, even at different developments.



One of the issues we've having to cope with is the incredible Mello-Roos at appr. $521/month rivaling Ladera Ranch. Tax is 1.04%.

I would also do a search in the forums. But as I commented before, I work close to that development. It's probably one of the worst areas that can still call itself "Orange". It's tucked in right on the border of the ghettos of Anaheim/Placentia. The Mello Roos are obscene given what you get in exchange. Your kids are still going to be going to crappy schools and there is crime all over the area. There are plenty of neighborhoods within a 5 mile radius of that community that offer much more for less. Of course, this is all IMO so do with it what you will. Happy hunting.
 
If you're gonna pay $550K+ and $500 a month Mello Roos it Orange you'd be far better off looking at Villa Park or Orange Park Acres a year or two out.



The worst worst part of the Riverbend (that nobody mentions) is the Kramer/Glassell coridor traffic in the morning and the evening.
