What's the rental market like in Irvine for fully furnished single family house? Do renters prefer fully furnished pads or not?

The rental market in Irvine (and in OC/So Cal in general) very strong. Most tenants prefer a vacant home with all appliances (including refrigerator, washer, and dryer). There are a few tenants that look for furnished rental, but not many. The ones that I see for rent on MLS are priced crazy high and sit for months and months. I did rent one of my good friend's wife's furnished condo for $180 above market fairly quickly last year.
