Rental rates

My uncle and his wife have a detached condo in Yorba Linda that is fully paid off right now. They are leaving the country for approximately 14 to 18 months, and would like to lease it out to someone while it's gone. They wanted me to find out what the going rental rates are in the neighborhood, but I have no clue as to where to start. I drove around the block, but no signs of "For Rent" anywhere, so I have no clue where to begin in terms of

what to read up on


what to avoid


etc?


I have no plans to be in the land lord business, but he will give me a cut of the rental while he's out of the country, hence my curiosity.

Blue, go to craigslist.org and do a search on comparable Rental rates in that area, at least you can make some comparisons.

Blue, Uncle and Wifey wouldn't consider selling while they're on their mission? They could defer the taxes for, I dont know, 24 months and get a whole nice place when they get back from their mission.

They have lived there for 20 years or so and love it, even if it's darn close to the railroad track for my liking. They want eventually return to this place, but want to take their time traveling the world as they have always wanted. He just doesn't like the idea of a unit being left empty while they are away, and would like it to generate some cash while they are gone.
