1/1's in Brio sat in the low 300's for many months, stickier than a two year-old at the cotton candy booth. Now look...
 
Doesn't the 160 multiplier need to be adjusted down for HOA, Mello Roos? This place has both, and from the looks of it they are an extra $400 per month together.

My only question is if any of you know if "1915 AD BOND L0" is considered Mello Roos too although it's not named that?
 
"Mello Roos" has become a kind of catch phrase for any special assessment taxes outside of the normal percentage property taxes. They are both similar as they are bonds that are used to pay for infrastructure (one is more for service and facitilies, the other is more for land/neighborhood improvement).



It's just easier to call all of it "Mello Roos".
 
To be nitpicky, the assessor's office labels them as "*** SPECIAL ASSESSMENT USER FEES***"



I double-dog-dare you to call the numbers they give: (866)807-6864 regarding the bond, and (800)676-3680 for Mello-Roos, and ask when they expire...
