Can someone recommend a good lender?
30 yrs, fixed, not a jumbo
I've checked out Provident and Amerisave, but their reviews are horrible.
I think I'd go with a lender who provides a good service, even if I had to pay a little more.  A tiny more..
Especially, if I have to close on a job card.  Thanks to IP  >:(

+1...I used him for my home purchase.  The only time I would even think about using one of those online lenders is for a refi.
 
Terry Hess of Home Financing Inc. (714-464-8049).  I used him for my original purchase and just did a 30 year fixed refi
with him.  Have been happy with his service and rates both times.

He's one of several recommendations I got from USCTrojan.

I talked at length with Bill at On Q and he seems a very hard-working guy who puts a lot of effort into every loan (even though he's inundated with lots of them). The reason he's preferred by IP is he spent about a decade working very hard for their clients (in Shady Canyon at the time), so eventually they entrusted him to be their preferred lender.

Although they're preferred, they don't have any kind of contractual agreement with IP. The rates are good because the loan will be completely free (no points, no origination fee, no underwriting fee, no processing fee) and they pass on to you whatever discount they get for any loan from the 50 banks they source.

To me the most important things in a lender are: 1) an agent who is friendly and easy to deal with, 2) zero fees for the loan, and 3) lots of bank options.

Regardless of anyone's opinion about any lender, it's definitely a wise idea to talk to multiple lenders about your loan to determine with certainty who is really the best lender for you. Sometimes the builder takes that kind of freedom away by offering you incentives (that you can't turn down) to use their lender, but since IP doesn't tend to do that, you can guarantee you're getting the very best loan available. It's a bit more effort (egads, all the documentation is a nightmare), but in the end a few days or weeks of bother are worth up to 30 years without any regrets. : )
 
I've spoken to OnQ also and they do seem like reasonable lenders.

Has anyone actually closed a loan with them? That's where the rubber meets the road.

In my humble opinion, it would be a good idea to talk to SGIP and see if he can help you, as the others have said. I did a purchase and then a refi with him. I've also contacted him recently about another deal. People have to try hard to get... and more importantly - keep... my trust. Now, I plan to carry his number with me wherever I go. Last time I saw him in person, I gave him a TI mug. The next time I see him, I'll be inclined to give him an inappropriately long hug... because that's completely professional and I'm nothing if not an ordinary client.
 
Make sure you compare the online site rates / fees to get a good baseline of what you are giving up to go with a local lender.  My friend was going to the same mortgage broker for years which he said was VERY competitive.  After showing him online rates, he didn't believe me.  The rate was the same, but with the online lender (in this case, Provident), he would receive 3k in net credit.  He pulled the trigger with Provident and closed a few weeks later and deleted his old brokers contact info.
 
I will add another personal recommendation for Soylent Green (949-683-6724).

I'm in a position to see many different lenders, all with different levels of service, and all with varying promises of "lowest rate, no fees, lender credit, etc." Invariably these others have some hiccup along the process that alters the initial promises, and the transaction is so far along that it is extremely difficult to change lenders. I've never had this problem for a client with John, and he's gone above and beyond for everyone that I've worked with, much of which is never seen by the client.

Of the large number of lenders that I've worked with, I did choose to work with John for my own home purchase, as well. Beyond the seemingly simple tasks of gathering info and filing into buckets, he also assisted in recommending a couple of loan options that I might not have been aware of at the time, and steered me clear of some potential landmines due to my profession and income reporting.

(I do have a short list of other lenders that I also provide to my clients, each of which has consistently done a good job in the past, but I'll admit that each time I secretly hope that they choose to work with SGIP.)  :P
 
He/she sounds like someone worth talking to, but what is Soylent Green's really name and company information?

I'd feel a bit silly calling a number and asking to speak with Soylent Green about a loan. ; )

+50 for SGIP as well.  Getting a mortgage is always a bumpy road no matter who you go with.  My resale new purchase loan was handled by Mr. Heston, got a little bumpy during escrow, but in the end it all worked out (with no additional cost to me).  Looking back, I wouldn't hesitate to use him again.

I would highly recommend the OnQ team. Competitve rates, professional, and very responsive. I closed a loan with them recently and it was an exceptional experience with them.

~1 for Amerisave. We refinanced with them, and the rate is exceptional, experience not so much. Took a million years to close, and needed a hundred thousand documentations.

Just like with other things, you kinda get what you pay for.  Amerisave has the best rates out there but you pay for it in terms of service issues and slowness.

Yes! We locked in almost the bottom rate, and were able to close in the end.. guess that's what matters :)
USC, you deal with commercial real estate too?
