That small community seems to be very exclusive, highly attached to Concordia University but somewhat isolated from the other surrounding neighborhoods. Could transactions in that community mainly happen between faculty members of Concordia University? Just my hypothesis. But it indeed seems to be a very good deal.

If you’re going to spend $3.2 mil, getting 0.28 acre lot is better than… $3.38 mil for 3,900 sq ft lot.
The seller agent has web site 16charity.com with photos still up. If f you like gardening there is a lot of space in back and side yard. Only one side has shared wall with neighbor.
Full bath with walk in shower on 1F so you could turn the office into a bedroom if needed. The existing formal dining area could be used as office since there is already a dining table in kitchen.
In an emergency when the water is cut off, it’s possible to take a bucket to sand canyon wash and draw water for washing.
