This is a new thread from my "HOA" thread.. I found the offer funny so I had to make a new thread. (i altered by 1-2k to preserve anonymity so i dont get blacklisted as a buyer lol)

In short: $698k, DOM:40. Bought for around 640-650k in 2005.

1. Offered $685-20k buyers credit.

2. Received a nasty voicemail from their agent a day later.

3. Received a counter offer for... drum roll... $705-5k credit.

Damn, now I feel kind of stupid, I shoulda taken the full price!
 
I'd counter back with $650k and $30k in buyers credit. Let them tear up the offer. Wait 30 days fax an offer of $625K and $35k in buyers credit. I'd want to have fun with it. It isn't 2005 anymore and sellers shouldn't be offended by offers they should be grateful.
 
So funny, it made my day. Makes me laugh when I think about it. He bashed on the neighbor's listing, how the home is better than the owners. The irony is, he was the listing agent for that house 2-3 yrs ago.

The broker is one of the prominent guys in the area, so I dont want to burn bridges at this point in time.... My buddy is also the RE agent helping me out, so i dont want to give him a black eye :) "This is the a$$hole that gave my other listing a lowball offer".

At this point, I'll wait... if the seller gets a lucky break, then my search continues. I'll shoot another offer if/when the price drops. I'm sure, at 40 DOM on a owner occupied home, its not as urgent as a 90 DOM vacant.
 
Could someone please fill me in. Why is the agent upset? Wouldn't it be considered extremely unprofessional to leave a nasty email by a realtor or is that normal in that line of work? Does this broker to realtor have a supervisor?

Buylowsellhigh's original offer sounded reasonable to me.
 
Why would they be upset if they got a decent offer. I like your methodology, twist the knife and let them bleed out. If suprises me the level of stupidity of these people. wow....

Sorry I am new to home purchase. does this mean that you pay 685k and then he give you back 20k for diff upgrades? if so, what's the rational for not just lowering the purchase price by 20k off the top. would save prop tax, commission; may lose depreciation though. Or is this a ruse to keep up the house price.

sorry for asking such a basic question.
 
Most buyers do this so that they don't have to pay the closing costs out of pocket. Some may do this in order to buy down the rate on their loan.

In some cases it is done as a way to finance furniture, paint, landscape, etc.
