Realtor Black and White Photo Trick on Newport Beach Listing

There is a house in Newport Beach that keeps showing up on my e-mail alerts that is really ridiculous.

It has been listed since June of 2007 with no sale, and in the past the listing has referenced various reasons for the lack of a sale including a uncooperative tenant, etc., etc. Currently it states that the house is PRICED BELOW MARKET TO SELL DUE TO 1031 EXCHANGE OPPORTUNITY. Ok, then why is it not selling?



One of the reasons may be the FABULOUS EUROPEAN KITCHEN CABINETS which are, in fact, BLUE kitchen cabinets. Not exactly a neutral color. But the real estate agent appears to have figured out how to keep this from discouraging prospective buyers. Simply change the kitchen photo to black and white! Viola! Instant Mahogany!



Amazing! You can still actually see the blue cabinets in one of the earlier photos......

for those wondering. actually not as bad as I thought it would be, but would definitely be gone if i were to buy this house.

It's hard to tell from the pictures but I don't hate it. I really will put up with a lot to not have to remodel though.

My realtor inquired about this one for me a while back. It is a 1031 exchange and the seller willing to carry. According to the realtor, their reasoning is they are trying to provide private high interest rate financing to some sucker with poor credit.
