Can parent completely deed over the house to one of the kids if there is still a mortgage on the house? The current mortgage is only under the parents name.



Also, anyone here can recommend a local attorney that specialize in elder care / planning?

The answer is yes...via a Quit Claim Deed. You won't be able to transfer the Grant Deed unless the mortgage is refi'ed to whoever is gonna be on title.

Yes, and yes. But, there might be better ways of doing it. PM me if you are serious. I have a few choices for you.
