So New Home Company is going to price Ravello like Olivewood, starting at $5M? :ROFLMAO:
New Home Co. has released their initial base pricing for each plan at Ravello Groves since they have opened their priority list, they are of course charging a premium for the Ravello homes being located in a guard gated community than the Cielo and Olivewood homes in PS! 🤣

I heard the OH k-8 is over-occupied, and a poor administration team.
New Ravello homes by New Home Co. are selling like hotcakes and the latest phase release homes are already all reserved!

What are palermo resales priced much lower than neighboring ravellos? Lots and sqft seems similar.
They are not. The Palermo lot is 4200 but the typical Ravello is 4950. The first phases Newhome is selling now is 3 ft narrower, so about 4700 lot. Overall it is 10 ft deeper than Palermo

The Palermo floor plans aren't great unlike the Ravello ones that are open concept floor plans with high ceilings in the great rooms which make the Ravello homes look much bigger and have optional prep kitchens, etc... that the Palermo floor plans don't offer which is a popular option among the predominantly Asian buyers to have a second prep kitchen in their home. Also the quality of materials and fit and finish looks much higher end in Ravello than the Palermo homes that came with GE appliances and not the Subzero/Wolf appliances like Ravello.
 
These new Ravello homes seem to be against the hills. Privacy lot premium + OH premium seem to be worth $1.3M to $1.5M vs. Cielo in PS. 😂

but the hills are infront of the home and not from the back yard. You have homes backing your back yard overlooking your great room with less privacy. These homes will probably still sell. I wonder if the model homes next to it will be $5mm+ with no views from the back. oh wow

Now that you mention it, that's true. I wasn't paying close attention. I just saw the model homes next to them and thought there would be at least privacy.
 
I heard from the grapevine that OH has Karen neighborhood patrols.

Private schools at $20k/year may be cheaper than paying the Irvine premium...
 
Even with $253k of builder upgrades, the original buyer couldn't even be bothered to pay up for cabinets that go to the ceiling. Sigh...
Stacked cabinets is a must for my wife. It boggles my mind that they upgraded some cabinets to glass door and didn't do stacked cabinets.
