I drove by the fire on Friday night, It was close to OH but closer to Peters Canyon Park. 3rd fire in 2 years for this area. I was just thinking on Friday how OH is in a bad fire area.
 
We're definitely interested in PS, but we're worried about the landfill being so close. Is it a health risk? Can you smell the waste from the community? Also.. is it true that you see garbage trucks going back and forth throughout the day or is that farther down near Sand Canyon? We currently rent and would love to live at PS. We love the location.

Does anyone know if the prices will drop? We like Sendero, but if the $575K plan could come down a bit, we'd jump on it.

Should we wait a little and see if the prices come down? Any suggestions on another community that's really nice?

I dealt with that issue over a year ago.

I was set to buy at Los Colinas.

At first, I researched the landfill issue, but could not determine the exact distance from PS. I somehow came to the conculsion that it was several miles away, and felt better.

Later, however, I found out that it was considerably less than 1 mile from the Los Colinas neighborhood.

That changed my mind, and I did not buy there.

My reasoning:

1. Fear (rational or not) of contaminants shifting with groud water deep below the land, and

2. Fear of future bad publicity, or worse, lawsuits.

3. I worried that under the right weather conditions, the odor might travel.

I honestly think it's safe, but it is still percieved as a negative.

I've compromised on homes before (too close to busy street, no view when competition has, etc.) and have vowed to avoid potential negatives in any property I purchase again. There are too many other choices out there.

Look at all the homes in Ladera either under, or in full view of high-voltage power lines. When the buyer pool contracts, and that buyer has 20 other homes to choose from that are not under the lines, chances are that home will sit.

You admitted to worry - that should tell you everything you need to know!

Having said that, I think Sendero is slightly less affected, because it's on the other side of Portola.

You have many good options now - if you buy with your head, as well as your heart!
 
For all newer TIC communities there is a master association that you have to pay. If you are in an attached or detached condo (e.g., Manzanita, Paloma, Sendero, etc.) , you will have to pay association fees for the condo community as well.

With respect to the landfill issues, a good Google search would provide plenty of information. I continue to be amazed that people rely on speculation about what they don't know rather than investing 30 minutes in getting educated. But that's just me.

Also, if one were to use the "Search" function and ran "Portola Springs" in the search, you would find this thread.
 
Wow... thank you.... I thought there were two..but just wanted to make sure. So, almost $400/month for Sendero.

Are they planning on subsidizing this amount for any length of time?
 
Portola Springs Mello Roos is 49 years.

Wasn't there a big fire in the late 1990s? Or was it 2000/01?

I remember the new Northwood area was cover with smoke. Northwood high school and at least one elementary (I think it was the Canyon View elementary) were closed for almost a week.
 
49 years? Geez. . . Irvine has only been around for 30-40 years.

I share similar concerns about the Great Park because it's locate on an ex-military base. Simply put, military bases are excluded from environmental restrictions of any sort. . . .

To explain Eff's comment someone posted nothing of value to add to this thread. And Eff is not the only one who has voiced his opinion that it is annoying and waste of time. So if you do not have something of value to add with an actual comment then your post will be deleted. Please respect the fact that this is a forum of adults and that we expect an adult like discussion. This behavior will not be tolerated and any member who participates in such behavior can and will be banned if it becomes a problem.
 
So how close did the fire actually get to Portola Springs? Did it burn anything south of 133 and west of 241, e.g. the avocado groves up above the houses?

As you can tell by the map, the fire came right around portola springs. I think if it was not for the fire department it would have burned down the whole community.
 
I think that's pretty much true for West Irvine and parts of Northwood Pointe as well. OCFA and the other participating agencies deserve big applause.
