The landfill talk seems pretty nonsense.  I haven't lived there but I have friends that do and I've been many times.  Seems very quiet, a bit out of the way (which I like), and very nice pools/parks/common area's. 

If Quinterra didn't have such an eery feel I'd probably be typing this from Portola Springs, however I still think it's a great village and wouldn't mind living there someday.
 
Location is terrible.  According to GH location is subjective but it's not.  There's a reason certain places command a higher premium than others.  You may have personal preferences and if those preferences differ from the consensus then you are in a good position to capitalize on the lower prices.

Some smart guy on this forum said OH is PS part 2.  Obviously the prices arent.
 
I live in Portola Springs. Here's some notes:

- Landfill is a non issue. I can't see or hear or smell it or anything from my home and I'm on the closer to the landfill section.

- It's definitely quiet. Parking is pretty good on the streets as well

- there are a lot of families with young children with diverse races

- location can be an advantage as Portola is such a fast road to get to Jamboree/ 261 north or 241 South. You can take Irvine blvd south to Alton or 133 west to the 5
 
Even the closest homes in PS aren't very close to the landfill compared to how close they build them in other cities. Also, the landfill is just commercial waste, and no toxic stuff. Practical terms, landfill not big deal. PS looks nicer than some other nearby villages too and the elevation is a positive.
 
where exactly is the land fill? the one at Bea canyon? If that is the one, is that not closer to Stone gate/great park more than Lambert ranch/Luna/ Quin
