when we stopped by on 12/29, they had two left...
plan D - lot 35 - 51 cienega - 467k*
plan E - lot 33 - 55 cienega - 494k*
* incl upgraded cabinets, stainless steel apps and other upgrades
both with april 09 move-in
they only had the plan D model open, but it had just been sold so im not sure how much longer it'll be available for viewing. plan D is kinda sucky IMO, it's 3br, 3 stories... one bedroom per floor. very inconvenient, unless you like the exercise
Do you know if they have any incentives?

Just went to take a look at the homes in Portola Springs.... it was completely deserted!!
I mean it was kinda creepy to be the only ones walking around the WHOLE PLACE.
Stopped by San Carlos and the agents there told us that they are currently trying to sell the models and one last phase and they are outta there.
Here is the pricing sheet I got dated 10/3/08
All these prices are for the model homes move in December.
A1: $339,990 or $354,990 Furnished
A2: Sold

Does anyone know what happens to the mello roos bonds when only a small part of the development sells out? do the houses that were bought have a huge increase to cover the bond payments that had been allocated to the other lots?

On the HOA's yes they are going to go through the roof to the tune of 4 to 5 hundred or more once the builder bails and stops subsidizing the association.
On the Mello Roos it is based on what community infrastructure and schools that have built already. There is a cap at the outset of purchasing a home and the cap can be anywhere of 2 to 4 percent of itself it can raise per tax year. So for example if your 2 mello roos bonds are $1000 total for the first year when you bought your home the max the mello roos can go up for next year is if it is a 4% cap would be and additional $40 for next tax year so less than 3 or 4 dollars extra per month. I can go further but that is it in a nutshell.
The HOA on the other hand can really bite you if the builder does not build out. You will never join with another association later down the line and if you have foreclosures that are not paying the HOA there will be no way the HOA can save for future maintenance needs so the poor people will be assessed as needed to keep the association from going belly up. Do not buy in a condo ownership unless all the units have been built period otherwise you will always be behind the 8 ball.

Oh thanks. I thought they closed down the model homes. I went by Sendero last weekend and didnt even think to try san carlos.
