Wow...the SFR have setbacks in the back yard of 5 feet. That seems insane. Is that just the minimum required or average? I don't even know how that is possible if the lot sizes are just under 4K (and homes are, at the biggest 2815 sq ft). Would seem that the backyards would be bigger, unless the 5 foot is off of the California Room (which sticks out)?

The side yards are 10 ft each so if you add them together, you get 20 ft of side yards.
 
At this size lot there is no way a house would give up 20' of land. It is likely a zero lot with ONE 10' sideyard.

The side yards are 10 ft each so if you add them together, you get 20 ft of side yards.

The 5' rear setback is only when the buyer elects the super california room that extends 5' beyond the building wall.  Thus, from the actual wall it is still 10'.

Gotcha - Thank you. Hopefully they'll have a few of these on "nicer" size lots.
