Anyone with experience renting out a place with a pool?  Do you have tenants sign any extra liability agreements?
 
In general you can make tenants get renters insurance as part of the lease agreement. Just make sure they have a high coverage limit (1 million plus). You may have to adjust the rent accordingly. And you should have high coverage amount in your home owners and then layer that with umbrella Insurance of several million. When we rented in irvine our landlord made us get renters insurance before moved in. Then he never asked for it again. So make sure you have them provide evidence of insurance annually and make it an item that could terminate their lease
