Orchard Hills

Folks,

We have just started looking for a new construction.  I have heard a lot about Orchard HIlls, But every post seems to point to these gigantic 3000-5000 sq ft homes starting from 1.5M and up.  Will they have smaller homes there and if so will do the courtyard driveway business which i dislike?

Is there a site/post/bog that can give you details on what is coming?

Iac is correct, search is your friend.  Also, it's ok to read the Orchard Hills thread, all your questions are answered in that thread.

Nobody has any idea on prices.  Speculation is that the homes will be expensive, more per sq ft than SG, PS, PP.
 
it's near the dump people. why can't anyone see that? do you want to be reminded by friends, family and acquaintances that you live next door to one of the largest landfills in the country? I see that the Irvine Company is trying hard to market this upcoming village as an exclusive one, but the facts are clear, it's still next to dumpster. you can't never change that. so good luck to all who thinks it's the "Bel Air" of Irvine.

Baker Ranch => Next to a Jail

Portola Spring, Stonegate, OH, Park Paviliion => Next to a dump

If you want new construction, you are kinda running out op options....

The Eastern section of OH is about 1.5-2 miles away from the landfill.  If you live on the side with the larger homes, you are 3+ miles away.  Not sure that I would consider that "next door" to a landfill.

I am sure you made the best choice in selecting Northpark.  looks like a house in Northpark listed above $2 million went pending within a week.

Lol, but on the bright side, his kids get to go to the shiny new high school near the jail vs that old has been Uni High.

I hope your guesses on prices are right, but my gut tells me these homes will be priced a lot higher.

La Vita sales rep told me they are finalizing but estimates between $1.6 - 1.9M
Capella should start around $1.4M

each phase release is going to be like 1-2 homes. for 10 years.
